Extended 

Just over 2 acres of property facing the main Costanera highway, right at the entrance of Ojochal, the gourmet capital of Costa Rica.  This location commands easy advertising to pedestrian and automotive traffic, as well as easy access by foot, bus or non 4x4 car. 
 

House 1 is located at the very top (south end) of the property.  Main floor has a kitchen, bathroom, and a large deck. Laundry, storage and outdoor shower.  Upstairs is a loft bedroom w/ a queen bed, another bath and a large deck with an ocean view.  Lots of open, sunny space around the house.  Behind House 1 is an auxiliary water tank.  

Between house 1 & 2 there’s garden/lawn space w/ recently planted jackfruit, orange, moringa, pineapple, papaya among other trees.

House 2 is just below 1.  It has two identical studio apartments upstairs and downstairs. Large bedroom, bathroom and kitchen are inside.  Outdoor shower is off the wooden deck.  Main floor has a private entrance to a wooden deck and outdoor shower.  The 20^m2 room has been renovated w/ new paint, plastic ceilings, custom bed, bathroom, fresh deck.  Upstairs room has a separate entrance up new exposed-stone concrete steps to a wooden deck and outdoor shower.  Roof over the staircase has been extended by 1m to provide better rain protection.  The 20^m2 room has vaulted ceilings with large open netted areas for airflow and is being renovated in the same fashion.   Both units have AC with individual electrical meters.

Between house 2 & 3 there’s a small banana forest w/ producing palms.

House 3 is identical to house 2 and is located just below 2. But no AC. Both units have been updated w/ new paint, plastic ceilings, new baths and fresh deck.  Roof and staircase have also been updated like in 2.  This is our premium unit with a view from the 2nd story deck as well as a pool view from the bedroom windows.

House 4 is at the very bottom of the property (north end), away from all other buildings, bordering the larger lower parking lot, an empty lot, and a neighbor up the hill from the back.  It is more private and secluded than the other units.  Fully renovated upstairs bedroom with new premium tile, ceilings, bath, deck.  Lower unit has a kitchen/lounge/office, but can be converted into a second bedroom.  The whole building can be rented as a separate unit. 

House 5 is a large bungalow right by the pool in the middle of the property.  It has 2 bedrooms, 2 baths, kitchen, laundry.  Currently used as the main reception area and office.  No renovations have been done and needs a major refresh.  One bedroom has been re-purposed as a dry room for linens.  Another bedroom is for storage.  One bathroom is used as a locking tool room (bodega).

In front of house 5 is the full-sized pool (5m x 8m).  Pool pump has been updated to 1.5hp and a new Hayward paper filter has just been installed.

Houses 1-5 run off a single 220V electrical inline water heater each, wired on the 2nd floor of each house.  And have their own septic tanks, which have recently been serviced.

House 6 is below the pool and contains 6 rooms, 5 identical (4x4m^2) and 1 handicap accessible (4x5m^2).  All rooms have been updated w/ new paint, tile, bath doors & sinks, ceilings, beds.  One room is currently used as a Doctor's office and has an AC.  Other 5 rooms have a double bed w/ a space for a third single bed or a kitchenette. Below house 6 is a common kitchen and lounge.  Also under this house are two locking bodegas and more storage space.

Behind house 6 is the old restaurant/bar that has been stripped to a barebone metal structure.  It was painted and is in good shape.  Ready to augment the design or finish as is as a bar, restaurant, yoga deck, lounge… use your imagination.  It has septic, electrical and water hookups.  Staircase from this structure leads down to the lower parking lot and to the main entrance (to accommodate non-hotel walk-in traffic, like for a restaurant).

Property is on ASADA (municipal) water system via two separate meters (one commercial and one residential, different rates).  The water  comes from a local spring in the mountains and does not contain fluoride. Electricity is from ICE via 3 separate meters (to reduce the $$ load on each meter).  All septic tanks have been cleaned.
